Roofing Subcontractor for Multifamily, Single-Family, and Mixed-Use Developments
Plan review, competitive bids, and installs that hold. Nailed It Roofing Pros works under your contract, on your schedule, with the documentation your owner and lender require.
When a developer or general contractor awards the roof package, they are betting the schedule on it. Dry-in gates the interior trades, lenders tie draws to milestones, and a leak found after drywall costs far more than the roof itself. Nailed It Roofing Pros is a roofing subcontractor built for that responsibility.
We provide new construction roofing for multifamily and apartment developments, production and custom single-family communities, and commercial construction across Greater Houston and Texas, with Louisiana on our growth plan. Our team brings more than 40 years of combined roofing and construction experience, and we are set up to work the way your jobs run: bid from plans, install to spec, document every phase, and close out with the paperwork your owner and lender require.
If you are researching subs for a bid list, skip to the prequalification section below. It covers what your precon and risk teams will ask for.
Send us the plans, specs, and bid date. Our estimators run takeoffs from the drawings, check the specified system against manufacturer requirements, and flag conflicts before they turn into RFIs in the field. Typical bid turnaround is 3-5 business days, depending on project size and complexity. Rush requests can often be accommodated when bid schedules require it.
Every bid is itemized so your precon team can level it against other subs without guessing what is included. When the budget is tight, we offer value-engineering alternates, such as an equivalent membrane or underlayment from another approved manufacturer, priced separately so the base bid stays clean.
We also accept bid invitations via email.
Multifamily work is a core part of our business. Garden-style apartment communities, townhome developments, and mid-rise podium sites share the same challenge: many structures, one schedule, and crews that have to move from phase to phase without waiting.
We scale crew size and scheduling around each project’s phasing plan, production requirements, and superintendent lookahead schedule, allowing us to support projects ranging from individual buildings to large multi-phase developments.
The same approach applies to production home communities. Builders releasing dozens of lots need a sub who can keep pace with starts, hit a consistent quality standard on every home, and close punch lists quickly before buyer walkthroughs.
We install the systems developers and architects actually specify:
GAF, TAMKO, CertainTeed, and other manufacturer-approved systems for single-family, townhome, and pitched multifamily work
Low-slope systems for podium, retail, and commercial decks
Standing seam and exposed-fastener metal
Houston’s climate makes spec compliance a warranty issue, not just a quality issue. Wind uplift ratings, fastening patterns, and underlayment choices all have to match what the manufacturer requires for the warranty to hold. We submit product data through your submittal process and install exactly what gets approved.
Choosing roofing materials early in design also helps avoid change orders later, and we are glad to weigh in during preconstruction.
On a new construction job, the roof sits on the critical path. We coordinate closely with the superintendent and project schedule to meet planned dry-in milestones. When weather, framing, or other field conditions affect the schedule, we communicate changes promptly and adjust crew loading accordingly.
1
Inspection and acceptance of the roof deck or substrate before roofing materials are installed.
2
Roof edges, valleys, transitions, and critical details prepared according to the approved roofing system and project requirements.
3
Specified underlayment, insulation, cover board, or base materials installed as required by the roofing assembly.
4
Walls, penetrations, curbs, and transitions detailed according to plans, specifications, and manufacturer requirements.
5
Roofing materials installed using the approved fastening, adhesion, or attachment method for the specified system.
6
Required accessories and finishing details are completed, followed by a final quality review and photo documentation.
* Installation details vary by roofing system, approved plans, project specifications, and manufacturer requirements.
Many roofing issues begin at transitions, penetrations, flashing details, and areas where multiple trades intersect. Coordinating those details with the other crews before the roofing system is completed helps us protect the construction schedule, reduce callbacks, and deliver a cleaner closeout.
Before a GC adds a sub, risk management needs proof. We keep a prequalification packet ready to send:
Closeout documentation can include applicable manufacturer warranty information, workmanship warranty documentation, approved product data, project photos, and other documentation required by the contract.
We are GAF certified, BBB accredited, and members of RCAT, the statewide roofing trade association in Texas. Beyond new builds, we handle repair and replacement on stabilized properties, so owners who hold the asset keep one trusted roofer on every roof they own.
Yes. We work both directly with owners and developers and as a roofing subcontractor for general contractors. For GC-led projects, we review plans and specifications, provide competitive pricing for the roofing scope, comply with project safety and site requirements, coordinate with the superintendent and other trades, and perform the work according to the project schedule and specifications. We also contract directly with owners and clients on projects where Nailed It Roofing Pros manages the roofing scope independently.
The earlier the better. Bringing us in during design lets us review roof details, recommend a system that fits the budget, and catch drainage or flashing conflicts before the construction project goes out to bid. Early input costs nothing and usually saves far more than it takes.
Schedules shift on every job. When framing runs late or weather hits, we adjust crew loading and give your superintendent a revised dry-in date the same day. What we will not do is skip steps to recover time on a new construction roof, because shortcuts at flashing are what cause callbacks after turnover.
Price is important, but scope clarity, installation standards, schedule reliability, manufacturer requirements, and closeout documentation should also be considered when evaluating a roofing bid. An itemized proposal makes it easier to compare contractors accurately and understand exactly what is included.
